Zillow vs. Google vs. Referral: How Should You Find a Real Estate Agent?

Three common ways to find an agent—and what each one really gives you.

Let's say you're buying a home somewhere you don't already have an agent.

Where do you start?

Most people end up using some version of three options.

Option 1: Google

Search:

“Best Realtor in Nashville.”

You'll get pages of agents, teams, ads, reviews, websites, rankings, and local results.

This isn't a bad approach.

You can learn quite a bit from someone's reviews, website, videos, social media, and online presence.

The limitation is obvious:

You're seeing everyone's marketing.

And good marketing is designed to make the person doing the marketing look good.

A polished website can tell you that an agent understands branding.

It doesn't necessarily tell you what they'll be like when your inspection uncovers $40,000 of unexpected repairs.

Google gives you information.

You still have to interpret it.

Option 2: A real estate website

You can also request an agent through a major real estate portal or matching service.

This can be incredibly convenient.

You've already found the house. You click a button. Someone calls.

Services use different business models. Some connect consumers with agents participating in advertising programs, while others make referrals and receive compensation after a successful closing.

Again, plenty of excellent agents receive clients this way.

The question isn't whether the agent is good.

It's whether the matching process is designed around you.

Option 3: Ask someone you trust

This is still my favorite.

You ask your friend:

“Who did you use?”

They say:

“Call Sarah. She was fantastic.”

That recommendation carries something the first two options don't automatically have:

transferred trust.

Someone you know has already experienced working with Sarah and is willing to put their reputation behind recommending her.

There's only one problem.

What if you don't know anyone?

You're moving across the country.

You're selling a parent's home in another state.

Your friends haven't bought recently.

Or their agent isn't appropriate for your situation.
