How Realtor Referral Fees Work

A plain-English guide to who pays, when, and what it means for you.
Let’s talk about the part most referral companies would probably rather bury in the fine print.
How do we get paid?
APTIS is free for consumers to use.
You don’t pay us to research agents, interview them, or make an introduction.
If you ultimately choose to work with an agent we introduce and that transaction successfully closes, APTIS may receive a referral fee from the agent’s brokerage.
That’s the business model.
Here’s what that actually means.
What is a real estate referral fee?
Referral fees have been part of the real estate industry for a long time.
Imagine you’re selling your home in California and moving to North Carolina.
You ask your California Realtor:
“Do you know anyone good in Charlotte?”
Your Realtor knows an excellent Charlotte agent, makes an introduction, and the two brokerages enter into a referral agreement.
If you eventually purchase a home through that Charlotte agent, the receiving brokerage pays an agreed-upon portion of its earned compensation to the referring brokerage.
Federal RESPA rules specifically permit cooperative brokerage and referral arrangements between real estate agents and brokers when the parties are acting in a real estate brokerage capacity.
APTIS formalizes that basic idea.
Instead of requiring you to already know a Realtor with the right connection, we do the work of finding that connection for you.
Does the consumer pay APTIS?
No.
There isn’t an additional APTIS fee added to your transaction because we introduced you to an agent.
Our referral compensation, when applicable, is arranged between brokerages and generally comes from compensation earned by the receiving brokerage if a transaction closes.
Real estate brokerage compensation itself is negotiable and is not set by law.
So the agent pays to receive my information?
That’s an important distinction.
No.
We don’t want agents bidding for your information or paying to move higher on a recommendation list.
The financial relationship comes after the match, through a referral agreement.
Those are very different things.
Our goal is to first ask:
Who do we believe is right for this client?
Then, once we’ve identified an appropriate agent and confirmed that they want to take the referral, the brokerages can establish the referral arrangement.
An agent offering us more money should not become more qualified for you.
Why would an agent agree to pay a referral fee?
Because acquiring a new client has value.
Real estate agents already spend substantial amounts of time and money generating business through advertising, marketing, networking, online lead platforms, events, mailers, content, and countless other sources.
With a referral, the agent is receiving an introduction to someone who may have a genuine real estate need and who has already gone through some level of qualification and matching.
And unlike many forms of advertising, the referral fee generally becomes relevant only if the relationship actually results in a closed transaction.
Does this create a conflict of interest?
It certainly creates a financial relationship, which is exactly why we think consumers should understand it.
APTIS benefits financially when a successful referral closes.
We shouldn’t pretend otherwise.
The important question is whether that financial incentive determines who gets recommended.
Our model is designed around the opposite approach.
We want to select agents based on things such as:
- market expertise
- relevant experience
- communication style
- service model
- availability
- personality
- client needs
Not who is willing to pay the highest referral fee.
And you’re never obligated to hire someone simply because APTIS introduced you.
Why be this transparent?
Because the entire APTIS model is based on trust.
It would be strange to build a company around helping consumers make more informed decisions and then be vague about how the company makes money.
Referral fees aren’t something we’re trying to hide.
They’re what allow us to provide the matching service to consumers without charging consumers directly.
You should know that before you use APTIS.
You should understand the incentive.
And then you can decide whether the service makes sense for you.
That’s how we think this should work.
No mystery. No buried business model. Just a thoughtful introduction and a transparent way of getting paid when that introduction works.
