Why the Most Productive Realtor Isn’t Always the Right Realtor

Volume can signal experience. It cannot tell you how the relationship will feel.

Transaction count is one of the easiest ways to evaluate a real estate agent.

It makes sense.

If one agent sold 50 homes last year and another sold five, the first must be better, right?

Maybe.

But production tells you something very specific:

That agent closes a lot of transactions.

That's useful information.

It doesn't tell you everything else you need to know.

What does high production actually mean?

It can indicate experience.

It can indicate strong systems.

It may mean the agent knows how to generate business, negotiate transactions, manage a team, and consistently get deals closed.

Those are meaningful positives.

But ask another question:

What does being that agent's client actually feel like?

If an agent handles 100 transactions per year, they almost certainly aren't personally doing every task.

That's not necessarily a negative.

A strong team can provide phenomenal service.

But you should understand the model.

Will you speak directly with the agent?

Who shows you homes?

Who handles inspections?

Who negotiates?

Who calls you when something goes wrong?

Now consider the lower-volume agent

Maybe an agent closes 12 transactions each year.

They personally attend every inspection.

They know every client extremely well.

They have plenty of time available.

They're deeply knowledgeable about one specific community.

For the right consumer, that could be an incredible experience.

Or maybe they only close 12 transactions because they're simply not very good.

That's the point.

The number alone doesn't answer the question.

Production is one piece of the puzzle

  • personality
  • specialization
  • responsiveness
  • client experience

If I'm choosing someone to help my own family, I want more information than a sales leaderboard.

The question isn't:

Who sells the most houses?

It's:

Who would I want sitting on my side of the table when this gets complicated?

Sometimes those are the same person.

Sometimes they aren't.
